Homebuyers Survey Level 3 (Building Survey)


This survey offers an in-depth and thorough examination of the property's construction and condition. This level of report is advised for older properties, grade listed and heavily structurally altered properties.


Purchasers often refer to this report as the most detailed and while that is correct, this report largely covers the same elements of the building fabric as the level 2 report.


The report goes into greater detail in ensuring you understand the technical guidelines associated with failures and repair options.


Repair and maintenance to older properties is typically more costly and technical to prevent further failure. Repairs and alterations must be sympathetic to building. As older properties are less likely to comply with modern regulations, when significant repairs are needed this may impact other elements of the building fabric and necessitate significant improvements to ensure compliance can be met and certification from Building Control provided.

Ideal for conventional houses, flats, maisonettes, and bungalows made from standard building materials.


This survey provides a detailed inspection of a properties condition element by element. This survey does look at the building fabric as a whole and gives advice on repairs and maintenance that will be needed, as well as recommendation for how to deal with any issues.

Typically used by existing homeowners, landlords, or property managers to get expert opinions on a specific problem affecting a property. These reports focus on a single issue and provide a detailed assessment, including potential causes, recommended actions, and associated costs.
